A question we get asked every time we list a property is, Open House do they work. Statistically about 2-3% of homes sell through an Open House, not a high number but if done correctly can certainly help market the property.

An open house allows potential buyers to view a property without their agent, walking through a home on their own allows the buyer to talk amongst themselves and express their thoughts and feelings. Team Hilson strongly advises clients to attend open houses.

As a Seller client open house are part of Team Hilson’s home selling process we educate our clients on the pros and cons of participating in this marketing tool. Some sellers will insist on conducting open houses, firmly believing this will sell the house in Milton, Ontario. Below is a list of the Pros and Cons of Open Houses.


Allows potential buyers to walk through a home without the guidance of their realtor. Even though a realtor will point out certain things the buyer won’t see the buyer can always book a showing after the fact with the realtor if the home is of interest.

Open houses are a great marketing tool for the realtor as it allows them to meet potential prospects. New home buyers might not have any idea of how the buying process works so this allows the realtor conducting the open house a chance to have a good one on one with the potential buyer. The more buyers we can attract to the home is a positive for any home seller.


Will the Open House sell my house? The answer to this question is probably not! But it does happen, the percentage of homes sold through this marketing tool is low. The majority of homes sold is when the client books an appointment with a realtor like Team Hilson. The crowd that open house’s attract more then likely won’t be the people that buy the house.

The first part of any home buying process is getting the buyer qualified with a lender. If a potential buyer is out doing open houses and hasn’t contacted a Milton real estate agent the chances of this buyer being properly qualified is slim. Nosy neighbours will definitely attend…….they always do! That nosy neighbour may have someone in mind that the house will work for, or they might just have nothing better to do.

Security issues are always a concern when you allow people off the street into your home. A professional real estate agent will always be up front with their client and explain these risks in full before deciding if they will be allowing open houses.
